our mission

Caring for the Property. Protecting the owner.

Albemarle Estate Services provides thoughtful oversight and management for private residences and estates in and around central Virginia. We serve as the owner’s single point of contact — planning and overseeing the maintenance, repairs, improvements, and countless small decisions that come with owning a beautiful property.

Where we began

BUILt from Experience

Our story didn’t start with a management company.

It started in the 1990’s, when David Sugerman began buying, renovating, and selling older homes in downtown Charlottesville — with a particular soft spot for houses built between the 1920’s and the 1940’s. Those homes have character, but they also have age, and age teaches you things. You learn what’s within the walls, which fixes are cosmetic and which ones matter, and which tradespeople actually perform craftsmanship quality work

As locals became aware of some of the projects, the work grew into a full scale general contracting outfit. But the real turning point came when the owner of a large horse farm/estate property asked him to stay on after a renovation was finished — not just for the main house, but for everything; the barn structures, the guest cottages, and the long list of vendors it took to keep a property that size running properly.

Managing a property that complex meant becoming something more than a contractor. It meant becoming the one person who saw the whole picture. That role, repeated for client after client, became Albemarle Estate Services.

More than two decades later, that experience has given us a genuine feel for how properties age and what they need — and a network of specialists we trust to do the work right.

What do we do?

We coordinate nearly every aspect of property care; land management, exterior maintenance, roofing, drainage, plumbing, electrical, HVAC, painting, interiors, renovations, and dozens of smaller things in between.

We don’t pretend to be experts at every service area ourselves. We need to make sure every service is handled properly, by the right person, at the right time, for the right reason.

We plan ahead of the season rather than reacting to it, coordinate the trades and vendors involved, and stay on top of quality, timing, and cost from start to finish. Then we communicate with you to share what happened, what’s coming, and what needs a decison.

our philosophy

Think like the owner.

We care for each property the way we’d care for our own, while protecting the owner’s interests as though we were standing in their place. In practice, that means catching problems early, choosing the right specialist in stead of the easiest one, keeping costs honest without cutting corners, working around your schedule and your family/guests, and telling you the truth even when it’s not what you want to hear.

It’s a job that runs on discretion, precise communication, and judgement as much as it does on hands-on skill.

Twenty-plus years in this business means we’ve built real relationships — with the roofer who shows up when he says he will, the electrician who doesn’t guess, the landscaper who notices things before you do. We know who is excellent, who’s reliable, and who’s right for the given house or job.

When we take on a property, we don’t insist on starting from scratch. If an owner already has vendors they trust — a landscaper they’ve used for years, a contractor who knows the house — we bring them onto the team alongside our own network. Our job isn’t to replace these relationships. It’s to coordinate them, along with whoever else the property needs

Our role is bringing those people together and holding the work to a standard your property deserves.
